1) Mortgage Advice

Whether you’re ready to put an offer in or haven’t yet saved for a deposit, book an appointment with a mortgage advisor. They are qualified professionals and will get you finance ready. 2) Deposit

If you have already saved a deposit, you’ve done the hard bit and you're totally awesome. If you haven’t don’t worry just pop yourself back to step one and speak to an advisor

3) Looking for a property

Now you know your budget you can start looking for properties, its helpful to write down what are absolute needs and what are wants. Try and look at as many properties as you can, you will quickly learn what you can and can’t get for your budget. Register with your local Estate Agents so you are on the mailing lists for new properties to be the first to view

4) Offering 

You’ve found the right property now it’s time to secure it. There are different ways in how Vendors sometimes want to take offers. They could be taking open offers or closed offers. Check with your agent to be sure. Any offer made, the agent has to put forward to the vendor by law

5) Solicitors

Now you have had an offer agreed, its time to instruct your solicitor. If you haven't yet found a solicitor take a look at the law society website or alternatively feel free to get in touch with ours, the Director here at Esprit has worked with him for 10 years in the property world

6) Exchange

Your solicitor  will advise you when you are ready to legally exchange, you will be responsible for the property at this point and need to place insurance on risk. You will either complete on the same day or a delayed completion

7) Getting the Keys

Your Estate Agent will liaise with you regarding the keys, then most importantly pop open the champers and celebrate.
